What Your Sphere of Influence Really Is
Welcome to Lead Generation: Prospecting Your Sphere of Influence. This course is taught by Keianna "KC" Carty, President of NAREB Tampa, REALTOR®, and Owner/Broker of Sellstate Southshore Realty. It is written for Realtists and real estate professionals in Tampa Bay who want a business built on relationships instead of cold leads.
Every agent hears the same advice: "Work your sphere." This course explains what that actually means, who belongs in your sphere, and how to stay in touch in a way that feels natural to you and welcome to the people you care about.
A simple definition
Your sphere of influence, or SOI, is the group of people you are personally connected with and who would listen to you about real estate. They know your name, they know your character, and they would take your call.
That includes friends, family, former clients, and the people those folks know. It also includes neighbors, coworkers from past jobs, members of your church or social club, your barber or stylist, and the parents you see at every youth football game.
Key takeaway: your SOI is not a list of strangers. It is a list of relationships. The trust is already there. Your job is to keep that trust warm and let people know you are the professional they can count on.
Why the sphere works
A cold lead has to decide two things: whether you know real estate, and whether you can be trusted. Someone in your sphere has already answered the second question. That is why referral and repeat business tends to cost less, close more smoothly, and lead to more referrals after the sale.
Think about how people in your own life choose a mechanic, a doctor, or a church. Most of us ask someone we trust. Home buyers and sellers do the same thing. When your cousin's coworker asks, "Does anybody know a good agent?", you want your cousin to say your name without thinking.
Your sphere is bigger than you think
Many newer agents say, "I don't know that many people." Then they sit down with a pen and find 150 names in an hour. To get started, ask yourself:
- Who do I talk to or text in a normal week?
- Who would I invite to a cookout or a graduation party?
- Who did I work with before real estate?
- Who do I see at church, the gym, my sorority or fraternity, my lodge, or my kids' school?
- Who are my business connections: my lender, my insurance agent, my CPA, my landlord?
- Which networking groups do I already belong to, including NAREB Tampa?
A Realtist approach to the sphere
NAREB was founded in Tampa in 1947 on the idea of "Democracy in Housing." For many families in our community, the trusted Realtist in the family is the person who explains homeownership for the first time, points them to down payment help, and warns them about a bad deal. Working your sphere is not only about your income. It is also how knowledge about building wealth through homeownership moves through families and neighborhoods.
That is a responsibility as well as an opportunity. People in your sphere deserve your best advice, even when the best advice is "wait a year."

Reflect
- When was the last time someone asked you for an agent recommendation? Who did you name, and why?
- Who in your family would call you first if they were thinking about buying a home? Who might not think of you at all?
- What do you want the people in your sphere to say about you when real estate comes up?
